Optimism on the Horizon
We are happy to share some good news from the National Association of Home Builders (NAHB) about what's ahead. Representing the NAHB, Danushka Nanayakkara-Skillington (AVP, Forecasting & Analysis) provided an economic update during our March conference. At that time, it was difficult for even the experts to forecast what impact the pandemic would have on the economy. Now that we have more data points to work with, we followed up with Danushka to see what NAHB sees on the horizon.
"Housing stands poised to lead the economic recovery. Fueled by record low mortgage rates, lean inventories of new and existing homes, and demand that was sidelined during lockdowns in the spring, builders are seeing strong traffic and lots of interest in new construction. The COVID-19 pandemic has contributed to changing geography in housing demand that is benefitting new construction. New home demand is improving in lower density markets, including small metro areas, rural markets and large metro exurbs, as people seek out larger homes and anticipate more flexibility for telework in the years ahead. Flight to the suburbs is real. And while the housing market is clearly rebounding, challenges exist. Lumber prices are at a two-year high and builders are reporting rising costs for other building materials while lot and skilled labor availability issues persist.”
